DSCR Refinance Loans for Rental Property Investors
Explore refinancing an investment property based on its rental income, proposed loan, and complete borrower and property profile.
Direct definition
What a DSCR refinance is—and what it is not.
A DSCR refinance is a business-purpose mortgage review for an eligible non-owner-occupied rental or investment property. Instead of beginning with a conventional owner-occupied income calculation, the review starts with the property rent, proposed housing expense, existing debt, property value, borrower and ownership profile, and the requested refinance structure.
That does not mean the process is “no documentation.” A complete file may require property, rent, entity, credit, liquidity, insurance, title, payoff, valuation, and other documents. It means the rental-property economics and requested debt structure are central to the review.
This site focuses on refinancing existing investment property, including eligible cash-out requests on a free-and-clear property.

Three refinance lanes
Rate-term, cash-out, and free-and-clear are different files.
The refinance objective changes the calculations, questions, and documents that matter.
Rate-term or maturity payoff
The requested new first mortgage is built primarily around replacing the current first payoff and, where applicable, addressing maturity or payment structure.
Learn more →Cash-out refinance
The review separates desired proceeds from the gross difference between the requested new loan and the existing first payoff, before costs and closing adjustments.
Learn more →Free-and-clear cash-out
When there is no first mortgage, the payoff is recorded as zero. The requested loan and business-purpose proceeds are then reviewed against the property and current guidelines.

A useful first review is built from eight groups of facts.
Submitting accurate preliminary information reduces follow-up and helps the desk identify the real decision points.

- Payment and prepayment information when known
- Subordinate liens that will remain
Requested structure

- Taxes, insurance, and HOA
- Property type, condition, status, and short-term-rental use
Borrower and ownership
- Individual or entity vesting

Common debt exits
Use the page that matches the current loan.
Hard money
Maturity, payoff, renovation status, rent, value, and title often drive the first conversation.
Construction or rehab debt
Completion status, permits or occupancy evidence where applicable, lease-up, valuation, and payoff need to be organized.
Bridge financing
The permanent-loan exit is built around stabilization, rent, property condition, maturity, and the full lien stack.
Private money or private note
The desk needs the recorded lien, creditor payoff, maturity, title position, property facts, and ownership structure.
Existing rental-property loan
Investors may review payment, maturity, cash-out, ownership, portfolio, or structure goals without a purchase path.
Free-and-clear property
The first payoff remains zero and the requested business-purpose proceeds are evaluated as a cash-out structure.

Questions investors ask
DSCR refinance answers.
These answers describe the review process and do not replace current program, lender, legal, or underwriting requirements.
What does DSCR mean in a refinance?
DSCR means debt service coverage ratio. In a rental-property review, property income is compared with the proposed property debt obligation under the applicable program methodology. The exact calculation and documentation treatment depend on current guidelines.
Can a DSCR refinance replace more than one lien?
The review can capture an existing first payoff and a subordinate balance. Whether a subordinate lien is paid off or retained affects the requested structure, first-lien LTV, total CLTV, title review, and program eligibility.
Can I start before I have every document?
Yes. The initial review begins with accurate preliminary facts. Additional documents will be required if the file moves forward, and incomplete or unsupported information can change the outcome.
Can a vacant or stabilizing property be reviewed?
The site records whether the property is rented, vacant, rehab-complete, in rehab, or under construction. Treatment depends on the property, rent evidence, completion status, appraisal, program, and underwriting requirements.
Does submitting the form lock a rate?
No. Submission is an initial scenario review, not an approval, commitment, rate lock, or guarantee of terms.
