Refinance process
How a DSCR Refinance Works, From Review to Closing
A DSCR refinance moves from a preliminary property-and-debt profile into application, documentation, valuation, title, insurance, underwriting, condition resolution, final approval, closing, and payoff. The exact sequence depends on the file and current requirements.
Eight-stage process
From initial review to final payoff.
-
01
Start the refinance review
Confirm non-owner occupancy and enter the debt type, refinance objective, timeline, value, requested loan, payoff, retained liens, rent, expenses, property, state, ownership, seasoning, credit range, and contact information.
-
02
Confirm the property and debt profile
The refinance desk checks whether the facts are complete enough to distinguish rate-term, cash-out, free-and-clear, short-term debt exit, and retained-lien scenarios.
-
03
Review possible structure and documentation
A specialist identifies the questions, current program paths, and evidence needed for rent, value, payoff, title, ownership, credit, liquidity, insurance, state, and business purpose.
-
04
Complete application and disclosures
When the investor elects to proceed, the approved full application, authorizations, and required disclosures are completed. The preliminary website form is not a substitute.
-
05
Complete valuation or appraisal when required
The property is evaluated through the valuation method required by the selected program. The website’s estimated value is not the final underwriting value.
-
06
Review title, payoff, insurance, and entity
Title verifies ownership and liens; payoffs establish amounts due; insurance and entity documents are reviewed; any inconsistencies or conditions are addressed.
-
07
Underwriting and condition resolution
The lender reviews the complete file and may request explanations, updated documents, repairs, evidence, or other conditions. Preliminary conversations are not final approval.
-
08
Final approval, closing, and payoff
After all requirements are satisfied, final closing documents and settlement figures are prepared. Existing debt is paid through the approved settlement process and the new loan is recorded.
Decision points
Five branches change the refinance path.
Rate-term or cash-out?
Existing payoff or free and clear?
Will a subordinate lien remain?
Completed or stabilizing property?
Business purpose or owner occupied?
The initial review
The website organizes the file; it does not underwrite or approve it.
Share your property value, requested loan, payoff, rent, and any lien that will remain. Preliminary LTV, CLTV, and gross cash-out estimates help frame the specialist review.
A refinance specialist reviews the information and explains any missing documents or program questions. The initial review does not set a rate or determine final eligibility.
A receipt confirmation means the inquiry was received. It is not a loan approval, rate lock, or commitment to lend.

The full loan file
Most work happens after the preliminary profile.
Once the investor moves forward, the lender may require identity and entity documents, credit authorization, property documents, leases or rent support, payoff statements, mortgage history, liquidity or reserves, insurance, title, valuation, business-purpose evidence, and other program-specific information.
The processor and underwriting teams reconcile the information across the application, credit, title, appraisal, insurance, entity, payoff, and supporting documents. Conflicting figures, unexplained transfers, stale payoffs, or unsupported rent often create avoidable follow-up.
Prompt, complete responses help the file move, but no website can promise a fixed timeline because appraisal, title, borrower, third-party, lender, and underwriting conditions vary.
Condition management
Treat conditions as a checklist, not a surprise.
-
01
Read the request exactly
Determine whether the condition asks for a document, explanation, correction, verification, or third-party item.
-
02
Respond through the approved secure channel
Do not send sensitive documents or credentials through the public site or ordinary notes field.
-
03
Keep figures consistent
Payoff, rent, value, ownership, requested loan, and proceeds should reconcile across documents and explanations.
-
04
Update expiring items
Payoffs, bank or asset records, insurance, title, and other documents may need updates during the process.
-
05
Confirm the condition is cleared
Submitting a document does not necessarily mean the condition has been accepted or fully resolved.
Closing truth
Only final approved closing documents establish the transaction.
The final settlement statement shows the actual payoff, fees, taxes, insurance, escrows, reserves, credits, and net proceeds. The note and security instrument establish the final loan terms.
Until the lender issues final approval and the closing is completed, website calculations, preliminary reviews, verbal discussions, and draft terms remain subject to change.
Questions investors ask
DSCR refinance answers.
These answers describe the review process and do not replace current program, lender, legal, or underwriting requirements.
How long does a DSCR refinance take?
The site does not promise a fixed timeline. Timing depends on the completeness of the file, property valuation, title, payoff, insurance, entity documents, borrower responsiveness, program, underwriting, and third parties.
When is the appraisal ordered?
The timing and type of valuation depend on the selected program and process. The specialist will explain the required valuation step when the file moves forward.
What happens after I submit the website review?
A refinance specialist reviews the preliminary property, debt, rent, borrower, state, ownership, and requested-structure facts and identifies the next documentation or application step.
When does the existing loan get paid off?
The authorized payoff is handled through the approved closing and settlement process after final approval and closing conditions are satisfied.
Can the requested structure change during underwriting?
Yes. Verified payoff, value, rent, title, credit, liquidity, property condition, program rules, and underwriting findings can change the available structure.
