DSCR refinance answers.
These answers describe the review process and do not replace current program, lender, legal, or underwriting requirements.
What is a DSCR refinance?
A DSCR refinance is a business-purpose review for an eligible non-owner-occupied rental or investment property. The property rent, proposed debt, value, payoff, borrower, ownership, state, credit profile, and current program requirements are reviewed together.
Can I use this site for a purchase?
No. DSCRLoanRefinance.com focuses on refinancing an existing investment property, including a free-and-clear property.
Can I use this review for an owner-occupied property?
No. This review is for non-owner-occupied investment property used primarily for business purposes.
Is a hard credit pull required merely to start?
No hard credit pull is required merely to begin the initial review. Credit authorization and documentation may be required later if the file moves forward.
Can I refinance a hard money loan?
Eligible rental-property scenarios may be reviewed for a DSCR exit from hard money, subject to property, payoff, rent, value, completion, ownership, seasoning, credit, state, program, and underwriting requirements.
Can construction or rehab debt move into DSCR financing?
A completed or qualifying stabilizing investment-property scenario may be reviewed. The file must accurately describe completion, legal use, rent support, value, payoff, title, ownership, and remaining work.
What is a bridge-to-DSCR refinance?
It is a potential transition from short-term bridge debt to a longer-term rental-property loan after the property and file support the permanent structure.
Can I refinance a private note or private-money mortgage?
An eligible file may be reviewed, but the creditor payoff, recorded lien, title position, property, rent, value, borrower, and current program requirements must be verified.
What is the difference between rate-term and cash-out?
Rate-term primarily replaces existing debt and establishes the proposed new structure. Cash-out also requests business-purpose proceeds beyond the entered first payoff.
How is preliminary gross cash-out calculated?
The website subtracts the entered first payoff from the requested new first mortgage. It does not account for all final closing deductions or payoff changes.
What is the free-and-clear path?
When the property has no first mortgage, the form records the first payoff as zero and reviews the requested new loan as a business-purpose cash-out structure, subject to title verification and current guidelines.
What is the difference between LTV and CLTV?
First-lien LTV compares the requested new first mortgage with property value. CLTV also includes subordinate debt that will remain after closing.
Can a second mortgage or subordinate lien remain?
A retained lien can be entered for review. It affects CLTV, title, lien position, and program eligibility.
What property value should I enter?
Enter a reasonable current estimate. The final file uses the valuation accepted under the selected program; the website estimate is not the final underwriting value.
Do I need an appraisal?
A valuation or appraisal may be required. The type and timing depend on the property, program, and underwriting process.
What rent should I enter?
Enter current monthly rent or a supportable expected rent when the property is vacant or stabilizing. Final treatment depends on accepted documentation and current guidelines.
Can a short-term rental be reviewed?
Yes, the form records current or planned short-term-rental use. Eligibility and income treatment are file- and program-specific.
Does the property have to be fully rented?
Not necessarily for an initial review. Vacant and lease-up scenarios can be submitted, but rent support, condition, valuation, liquidity, and program treatment may differ.
Is there a minimum credit score?
Credit requirements vary by program. Credit range and mortgage history are reviewed with the full file.
Do reserves or liquidity matter?
They may. Requirements vary by borrower, property, program, transaction, and current guidelines. The site does not publish a one-size-fits-all amount.
Can the property be owned in an LLC?
Eligible LLC vesting can be reviewed. Entity documents, members, managers, guarantors, state, and program requirements may apply.
Does ownership seasoning matter?
It may. Acquisition, transfer, entity, improvement, and prior-financing history should be disclosed accurately for the current program review.
What is a prepayment provision?
It is a contractual term that may affect payoff or early repayment. Enter or disclose known provisions; the final documents control.
Which states are available?
Use the state-availability page and ask the refinance team to confirm the current path for your property state, ownership structure, and loan purpose.
Does business-purpose availability mean the company is licensed in every available state?
No. Business-purpose eligibility and mortgage licensing are separate concepts. Availability depends on the property, borrower, vesting, lender channel, program, investor, and applicable requirements.
What documents are needed to start?
The initial review starts with accurate property, rent, debt, value, ownership, state, credit-range, and requested-loan facts. The complete file may require application, credit, entity, title, insurance, payoff, valuation, liquidity, and other documents.
What happens after submission?
After a real local or form success, the file enters the refinance review queue. A specialist reviews the preliminary facts and explains the next appropriate step. Submission is not an approval or rate lock.
