Equity and business-purpose proceeds
Cash-Out DSCR Refinance for Rental Property Equity
Explore using rental-property equity for a business or investment purpose. A specialist reviews your requested loan, current payoff, desired proceeds, rent, and any remaining liens.
What cash-out means
Requested proceeds are not the same as the loan amount—or the final cash at closing.
In a cash-out refinance, the investor requests a new first mortgage that may exceed the existing first-mortgage payoff. The preliminary gross cash-out is the difference between the requested new loan and the entered first payoff. That number is not the same as final net proceeds.
Closing costs, interest, taxes, insurance, reserves, payoff changes, and other settlement adjustments can change the cash delivered at closing. Enter your desired proceeds separately so the specialist can compare your goal with the preliminary estimate.
The review also distinguishes first-lien LTV from total CLTV. A subordinate lien that remains after closing does not belong in the first payoff, but it must be included in the total continuing debt.

Core calculations
Use the full debt stack to understand the request.
Preliminary first-lien LTV
Requested new first mortgage ÷ estimated property value
Shows the proposed new first mortgage relative to the entered value.
Preliminary CLTV
(Requested new first mortgage + retained subordinate debt) ÷ estimated property value
Shows total continuing debt when a subordinate lien remains.
Preliminary gross cash-out
Requested new first mortgage − existing first payoff
Shows the gross difference before closing costs, payoff changes, and other deductions.
Free-and-clear gross cash-out
Requested new first mortgage − $0 payoff
The payoff remains exactly zero when the property has no first mortgage.

Protect the proceeds estimate

Using an optimistic value
The required valuation and underwriting review determine the value used for the final structure.
Using a stale payoff
Interest, fees, escrows, and other charges can change the amount required at closing.
Ignoring closing deductions
Gross cash-out is not final net cash after costs, reserves, taxes, insurance, and settlement adjustments.
Leaving out a retained lien
A subordinate balance changes CLTV even when it is not paid by the new first mortgage.
Assuming seasoning is irrelevant
Ownership, transfer, improvement, and prior financing history may affect the review under current guidelines.

Questions investors ask
DSCR refinance answers.
These answers describe the review process and do not replace current program, lender, legal, or underwriting requirements.
How is preliminary gross cash-out calculated?
The website subtracts the entered existing first payoff from the requested new first mortgage. It does not subtract closing costs, payoff changes, reserves, taxes, insurance, title items, or other deductions.
What is the difference between desired proceeds and gross cash-out?
Desired proceeds are the amount the investor hopes to receive. Gross cash-out is the preliminary mathematical difference between the requested new loan and the first payoff. The final net amount can be different.
How is a free-and-clear property handled?
For a property with no first mortgage, select free and clear and enter a $0 first payoff. Title must still confirm all liens, and the complete file remains subject to program and underwriting review.
Does a second lien affect the cash-out review?
Yes. A lien that remains is included in CLTV and may affect title, program eligibility, and the final structure. A lien being paid off must be handled in the payoff and settlement process.
Is calculator output an approval?
No. It is a preliminary planning calculation based on user-entered values and is not an approval, commitment, rate lock, guaranteed proceeds amount, or final closing statement.
